Emergency tarping
Buying time when the roof cannot be fixed today
The rubber collar sealing where a plumbing vent passes through the roof sits in direct sun and takes the full heat load all year. It hardens, then splits, typically at eight to twelve years — well before the shingles around it are anywhere near replacement. It is one of the most common causes of a leak on a roof that is otherwise in good condition, and one of the cheapest to fix, which is why a leak that appears on a relatively young roof is worth checking here first.
Jenkins County sits in the eastern part of the state where the housing stock is the defining factor. Jenkins County has a wide spread of roof ages, from pre-war homes with original framing to recent subdivisions, and the leak profile differs sharply between them. Older properties leak at chimney flashing and valleys where decades of movement have opened joints that were never designed to flex. Newer ones leak at penetrations — boots, vents and skylights — where installation shortcuts show up five to ten years later. Summer storms bring wind and hail through on the same line that hits central Georgia, so both add storm damage on top.
Eight to twelve years for standard rubber, which is roughly half the life of the shingles around it. That mismatch is why so many otherwise sound roofs start leaking at a penetration.
Usually yes. They went on the same day and have had the same weather, so if one has split the rest are close behind. Doing them together saves a second access charge.
