Finding where the water actually gets in
The rubber collar sealing where a plumbing vent passes through the roof sits in direct sun and takes the full heat load all year. It hardens, then splits, typically at eight to twelve years — well before the shingles around it are anywhere near replacement. It is one of the most common causes of a leak on a roof that is otherwise in good condition, and one of the cheapest to fix, which is why a leak that appears on a relatively young roof is worth checking here first.

Eight to twelve years for standard rubber, which is roughly half the life of the shingles around it. That mismatch is why so many otherwise sound roofs start leaking at a penetration.
